Home Repairs in Clemson, SC
A Clemson job is a two and a half hour round trip for us. Sixty-five miles each way on I-85 and US-76, and none of that adds up for one towel bar. What does work here is a planned visit built around a date you already have, a lease handover or a re-inspection. Send the whole list with that date on it.
Everything here runs on somebody else's calendar
Two out of three Clemson homes are rentals
That changes what the work looks like: doors knocked out of latch by four years of tenants, drywall dinged and anchored a dozen times over, closet rods and towel bars pulled loose from the wall, and under-sink traps overtightened by three different people. It's turn work, and turn work runs to a list and a date.
Clemson inspects rental houses once a year, in writing
The City of Clemson runs a Rental Housing Program. Long-term rentals of houses, duplexes, and townhouses need an annual permit, the permit year runs July 1 to June 30, and the unit must pass a livability inspection and post an occupancy label before the permit issues. Anything the inspector writes up has to be corrected and re-inspected. That's a punch list with a date on it, and a punch list with a date on it is the work we do.
The academic calendar decides when work has to happen
Clemson University enrolls 29,545 students, and leases here turn over inside one narrow summer window. An owner in this town doesn't need a repair eventually. They need it before the next tenant has keys. Send the list early and we'll schedule around the handover rather than against it.
Clemson permits its own work, on the 2021 code
Permits inside city limits come from the Building and Permit Center at 1250 Tiger Boulevard, 864-653-2030, not from Pickens County, and the city has adopted the 2021 International Residential Code. The city also requires a contractor to hold a Clemson business license alongside the state license before a permit is pulled. Small repairs mostly touch none of that, but you should know which counter your job goes to.
Most Clemson jobs are turn work
-
Punch List & Closing Repairs
We read the whole list first, say which items are ours, then work down it in order.
-
Door & Window Repair & Installation
We shim the jamb plumb, reset hinges, and replace windows where necessary. Interior or exterior, we get the gap even top to bottom.
-
Drywall Repair
We cut the damage back to sound board and feather the mud until the patch disappears.
-
TV & Shelf Mounting
We find the framing first, then pick hardware rated for the weight you're hanging.
If your inspection sheet has tile, HVAC, large electrical, large plumbing, or a driveway on it, those lines go to another vendor and we'll say so the day we read it. Our whole scope is written out on the repair and carpentry list, the other towns we cover are on the Upstate service area page, and most rental work here comes through turn checklists and closing repairs.
Two and a half hours, round trip
Can you clear the items from a Clemson rental inspection?
That's a good fit for us. The city's livability inspection has to be corrected and re-inspected before the annual permit issues, and most of what gets written up is drywall, doors, hardware, fixtures, and under-sink plumbing. Send us the inspection sheet and we'll tell you which items are ours and flag any that need a licensed trade.
Can you turn a student rental between leases?
Yes, and the summer window is short, so early is better. A turn here is usually the same set of items: patch and sand the anchor holes and dings, rehang the doors that stopped latching, reset loose rods and bars, swap the fixtures that died, and check the trap under the kitchen sink. We photograph items as they're finished so an out-of-town owner can see the unit is ready.
Can you work in a unit while the tenant is still living there?
Yes, and it changes how the visit gets planned. With somebody living in the unit we need a window they have agreed to and a way in, and the dusty work gets done in one pass rather than spread across days. Drywall dust is the part tenants remember, so the area gets sheeted off and cleaned up before we leave. Send the tenant's constraints along with the list.
Clemson is a long way from Spartanburg. Does that work for a small job?
Not for one towel bar, and we would say the same in your position. A two and a half hour round trip earns its keep on a list: a turn, an inspection sheet, or the backlog of small things in one house. Book it against a date you already have, a lease handover or a re-inspection, and we'll schedule backwards from that. If we can't make the date, you'll know before you've arranged anything around us.
