Flooring Repair & Installation
Repair or replace floors, subfloors, floor joists, and hardwood. We find the damage first and build the fix from there.
A soft spot underfoot tells you something. Maybe the board itself is old, maybe the subfloor is taking water, or maybe the joist underneath has moved or let go. One of those is the carpenter's trade, and the other two make the whole floor fail faster if the top gets patched and nothing gets done about what's underneath.

Why floors fail underneath
A soft floor has a reason, and it's almost never just the boards on top. Moisture comes up through the subfloor from below, rot works backward from there, and a joist that's been wet for two seasons goes soft without anything showing from the living room side. Bouncy floors usually come from joists that have sagged or pulled loose from their connections. We look underneath before quoting a patch on top, because putting new boards over a failing frame is money spent twice.
How we assess floor damage
First we look underneath, from the basement or crawlspace, to see what the frame is doing. A soft spot that shows up while you're standing on one side might be a joist issue on the other. We check for moisture, for insect damage, for sagging, and for the connections that are holding the joist to the beam. Then we walk the floor and tell you what's driving the soft spot, and what the fix actually takes.
The parts we do and the parts we don't
Tile and stone are not ours. Structural support that involves plans and a permit can become a carpentry job, but if it's bigger than sistering a joist and reinforcing the frame, it needs a structural engineer. We do repair and replacement. We do not design or permit.

Why the frame decides everything
A floor is only as good as the frame that holds it. Clay Bucy framed houses for years, and he'll look under yours and tell you what is actually down there before anybody touches the top.
Questions about floor work
Do you replace whole floors or just patches?
Both. We can patch a section of flooring or replace an entire floor. Before quoting, we look underneath to check the subfloor and the joists, because what you see on top isn't always what's driving the problem. A soft spot usually means moisture or structural damage below the surface, and that has to be addressed first.
Will you install hardwood floors?
Yes. Hardwood floor repair, refinishing, and installation are all part of what we do. We check the subfloor for moisture and levelness first, because a floor that isn't sound underneath will fail no matter how good the hardwood is. Call (864) 529-9975 with photos of the area.
My floor is bouncy or has soft spots. What does that mean?
It usually means the subfloor or the joists underneath have taken moisture damage, movement, or impact. Bouncy floors often come from joists that have sagged or pulled loose from their hangers. We get under the house to assess the frame before we quote anything. A floor that feels wrong is worth investigating properly.
Do I need a permit for floor work?
Small repairs usually don't, but a major replacement might depending on your jurisdiction and what's underneath. We'll tell you which office to call when we know the scope. Across Spartanburg, Greenville, Anderson, and Pickens counties, the rules vary by city and county, so let us know where you're located.
